We're Anna and Tetiana Karas, and we've been managing vacation homes on this island long enough to know how the market works from the inside — including the parts that aren't obvious when you're booking from a search results page. This guide covers who the main players are, how pricing actually works, and what to pay attention to so your trip goes the way you planned it. Our own company is included — and we've tried to be fair about everyone else.
The fee nobody mentions until checkout
Most people find their Galveston rental on Airbnb or VRBO. That's where the photos are, where the reviews live, and where it's easy to compare options side by side. We list on those platforms too — and we understand why guests use them. They're familiar, they feel safe, and the review system holds everyone accountable.
What's less visible is what gets added at checkout: the guest service fee. Airbnb and VRBO typically charge 10 to 15 percent on top of the nightly rate. On a four-night stay at $400 a night, that's $160 to $240 that goes to the platform — not to the host, not toward anything in your rental.
Most properties on those platforms can also be booked directly through the management company's own website. Same home. Same dates. No platform fee. It's worth knowing that option exists — especially if you're planning to come back.
Who manages most of Galveston's rentals
A handful of companies handle the majority of vacation rentals on the island. Here's an honest look at who they are.
Vacasa is the largest national operator in the market, with 340-plus properties in the Galveston area alone. A publicly traded company with professional systems and wide availability. If you book through them, you're working with a support team that handles inquiries across dozens of markets — not someone who knows your specific property personally.
Ryson Vacation Rentals (now operating under the VTrips brand) manages 350-plus properties across the entire island — one of the largest local portfolios, ranging from condos to large beachfront houses. In business since 2006. With that volume, response times and consistency can vary depending on which property you're in and who handles your booking.
Sand 'N Sea Properties is the most established name on the island — founded in 1974, managing 175-plus homes mostly on the West End. Family-owned, well-regarded, with in-house housekeeping and maintenance. Their reputation is strong in the West End beach corridor specifically.
BeachBox Vacation Rentals is a newer but fast-growing operator with 150-plus properties, focused on maximizing revenue for property owners. Guest reviews are generally positive, though some note inconsistencies in cleanliness across the larger portfolio.
Southern Sands Property Management Group launched in 2022 and grew to 150-plus properties quickly. Modern approach, performance-focused, serving Galveston and Crystal Beach. Still building the long track record that older companies have established.
iTrip Texas Coastal, Gary Greene Vacation Rentals, SkyRun Galveston, and Galveston Host are locally owned mid-sized operators with more curated selections and a more personal approach than the larger companies. Quality and responsiveness vary.

It also means your booking is one of hundreds happening that week. When you call with a question, you reach whoever picks up. When something needs attention, it goes into a queue. The person who responds may have never set foot in the home you're renting.
For a lot of guests, that's completely fine — they want availability, a smooth process, and clean linens when they arrive. Others, especially for large family trips or milestone occasions, want something different: someone who answers their messages personally, who can tell them exactly what the home is like before they arrive, and who has actually been inside it recently. That distinction matters more the longer your trip or the larger your group.
Grand Beach or West End — location matters as much as the company
